The winning rate comes from three things: the right lender category for your asset, a loan profile shaped to what that category prices best, and competition that forces the field to prove it. I'm Carl Riggins. I run that process for Colorado owners through the Northmarq platform, marketing every refinance to 500+ capital sources.
Today's ranges by lender type are on my [current rates page], updated monthly; this page is about how the bottom of those ranges gets reached. The lowest rate isn't posted anywhere. It's negotiated into existence.

Each category's cost of capital decides what it can quote — and each one is cheapest only in its own lane. The name of the cheapest lender changes quarter to quarter inside each category, because allocations and balance sheets move. The category logic doesn't. Current ranges for every lane are on our rates page.

Five levers, in rough order of weight.

For a stabilized, anchored center at moderate leverage: usually a life company or a bank, with SBA 504 beating both if you occupy the property. For higher leverage or cash-out: CMBS enters and often wins on proceeds rather than coupon. The honest answer is that "cheapest" is a competition result, not a directory entry — the lender that wants retail exposure this quarter will beat its own published pricing to get yours, and the only way to find that lender is to ask all of them at once.

Industrial is the asset every lender wants, which makes it the easiest place to run a real auction. Life companies and banks fight hardest for clean industrial at sensible leverage; SBA 504 is the sleeper for owner-operators. If your industrial refinance quote came from one relationship bank, it is almost certainly not the market-clearing number — not because the bank misled you, but because nobody bids against an empty room.

One package, built to answer credit-committee questions before they're asked. The full field — every category above — approached at the same moment, so quotes land side by side and nobody prices against silence. Then the second round, where lenders who want the deal sharpen against the term sheets they're losing to. A quote you didn't compete is a price you didn't set. That process is the product; the rate is the receipt.

By category: life companies for stabilized assets at moderate leverage, agencies for multifamily, SBA 504 for owner-occupied buildings. The specific lender changes with each quarter's allocations — see the [current rates page] for today's ranges, and run a competed process for the real number.
You can, and they'll match what you can prove. That's the point: without a competing term sheet in hand, a "match request" is a favor to decline politely. With one, it's arithmetic they have to answer.
No — and this is where cheap gets expensive. A coupon won by giving up prepayment flexibility, taking a structure that blocks your exit, or accepting short proceeds can cost multiples of the rate savings. The job is the lowest rate among the loans that actually fit your plan.
A broker running a real marketed process does, because one lender quotes its appetite while a market prices your deal. The improvement shows up in rate, proceeds, recourse, or all three — and my platform connection offers direct lending products at lower fees than a standalone shop.
