I'm Carl Riggins, a commercial mortgage broker and capital advisor in Denver. I arrange debt and equity for commercial real estate across Colorado — $700M+ placed in multifamily, industrial, retail, and self-storage — by marketing every request through the Northmarq platform to 500+ capital sources. Deals from $1M to $100M+.
You don't need access to lenders. You need lenders competing for access to you.
Any broker can introduce you to a bank; introductions are not the product. The product is a market: your deal packaged once, priced by the whole field at the same moment, with every term sheet on the table where you can see it.
Three things, when it's done right. First, underwriting your deal the way lenders will, before they do — so the package answers the credit committee's questions instead of raising them.
Second, distribution: knowing which of the banks, agencies, life companies, and debt funds active in Colorado has appetite for your exact profile this quarter, because allocations move faster than reputations.
Third, negotiation with alternatives — the only kind that works. A lender sharpens pricing when the competing term sheet is real and sitting next to yours.
Brokers are paid on closing, typically a percentage of the loan.
Two things about my economics specifically: my platform connection provides direct lending products at lower fees than a standalone shop, and on marketed deals the fee routinely pays for itself in the spread between the first quote and the best one.
The expensive broker is the one who takes your deal to three friends and calls it a market.

A small balance loan at your own bank, where you have deposits and history and the pricing is already community-bank sharp — take it, and I'll say so if you call.
The math changes when the loan is bigger, the deal is transitional, the structure needs layers, or your bank's appetite quietly changed with its last exam. That last one is the call I get most: the lender who did your last three deals passing on the fourth, for reasons that have nothing to do with you.

My deals run from Colorado Springs to Fort Collins, most in metro Denver. My work includesconstruction financing, bridge loans, rescue capital, permanent placements across every major lender type, and equity from preferred and LP capital to co-GP structures. Current pricing by lender type is on the rates page , updated monthly. Most recently: $46M in construction financing for a 227-unit Broomfield community, closed with my Northmarq Denver team.

Typically a percentage of the loan amount, paid at closing — nothing if the deal doesn't close. My platform connection means direct lending products at lower fees than a standalone brokerage can offer.
A broker with a real process does — not through magic, but arithmetic. One bank quotes its appetite; a marketed process prices your deal against the field. The improvement shows up in rate, leverage, recourse, or all three.
Preferred equity and mezzanine typically price in the low-to-mid teens all-in. Expensive next to your 2021 loan; cheap next to a forced sale at today's basis.
Usually, because it improves their position. Consent terms vary by lender type — banks behave differently from debt funds here, and I structure around each.
Typically $3M to $100M+, anywhere in Colorado. Most of my work runs from Colorado Springs to Fort Collins.
